Manchester has embarked on a significant urban regeneration initiative with the £110 million Brewery Gardens development, commencing construction on the former Boddingtons Brewery site. This large-scale project, spearheaded by Latimer, Clarion Housing Group’s development arm, in collaboration with construction firm GRAHAM, is set to deliver 505 new homes by autumn 2028. A critical component is the provision of 60% affordable housing — including social rent, affordable rent, and shared ownership — an allocation described as unprecedented for central Manchester and a direct response to the city’s ambitious housing strategy to deliver 3,000 city centre affordable homes by 2032. This public-private partnership, involving Manchester City Council, Greater Manchester Combined Authority, and Homes England, aims to revitalise a strategic site that has remained derelict for over a decade. Beyond addressing the immediate housing deficit, the 29-storey flagship development is positioned as a significant catalyst for broader investment and urban renewal within the Strangeways area. For construction sector decision-makers, the project underscores the viability of integrating high-volume affordable housing typologies within prime urban locations, demonstrating successful collaborative models in navigating complex planning gateways and delivering on socio-economic value, including local employment and skills development.
